Carpet Maintenance and Care Guide: Tips to Extend the Life of Hotel Carpets

Last month, I visited a Marriott project in North China for a follow-up. This is actually the most common misconception in the industry: treating carpets as a hard decoration material that doesn't require maintenance after installation.

Do you think carpets wear out slowly over time? The key is that the frequency of cleaning, choice of cleaning agents, and equipment operation all continuously wear down the fibers. 1. How does the aging of a carpet occur from the root?

To understand how to maintain it, first clarify what hotel carpets are actually subjected to.

The wear chain of hotel carpets is divided into three layers:

According to GB/T 11746-2008 'Tufted Carpet' standard, the wear resistance of carpets in hotel public areas should not be less than50,000 cycles. However, a common situation in projects is: the wear resistance data is fine, but improper maintenance leads to actual service life being far below the theoretical value.

In simple terms, the enemy of carpets is never normal use, but improper maintenance.


Second, three ”invisible killers” of daily hotel carpet maintenance”

Misconception one: Vacuuming as a ”token effort”

I have seen too many hotels where cleaning staff just push the vacuum cleaner around once and consider it done. Honestly, this is worse than not vacuuming at all. The dust load in hotel public areas is15-20 timesthat of residences, and a 15-square-meter lobby carpet can trap nearly half a cup of gravel daily. These gravel particles embed in the carpet fibers, and every step cuts into them.

Correct approach: High-traffic areas (lobbies, elevator halls, corridors) should be vacuumed at least once daily. The vacuum cleaner must have a rotating brushupright type. Misconception two: Cleaning agents ”just wash and forget”

The incident at a five-star hotel banquet hall in Fujian in 2019 left a deep impression on me. Misconception Three: Water-based cleaning—The ”chronic poison” of carpets”

Many hotels believe that ”the wetter the wash, the cleaner it is.” This is completely wrong.

Taking hand-tufted carpets as an example, the cotton backing of this type of carpet shrinks by31%-81% when exposed to water. Improper drying can lead to ”dog-ear” – the edges shrink inwards, and the entire carpet deforms. Incomplete drying after washingleaves moisture, which directly leads to the hydrolysis of the adhesive and the growth of mold. Once that sour smell appears, it's basically beyond saving.

The industry-recommended standard is: the moisture content of the carpet after cleaning should be controlled below 12%, and the drying time should not exceed 4 hours.
