Carpet Care and Maintenance Guide: Secrets to Extending the Lifespan of Hotel Carpets
Last month I visited a Courtyard project in North China for a follow-up, and the engineering director pointed to a visibly worn, fuzzed-up area in the lobby and said to me: ”This carpet has only been down for 18 months, but it looks like it’s been there five or six years.” I crouched down and felt it with my hand — it had a strong gritty feel, and even the backing adhesive at the bottom had started to become brittle. The problem was not the product itself, but the cleaning and care method.
This is actually the most common misconception in the industry: treating carpet as a hard-finishing material that ”once installed, no longer needs attention.”
Do you think carpet just wears out slowly? To be honest, in the cases I’ve seen, **80% of carpets being retired early is not a quality issue, but a maintenance issue.** The designed service life of hotel carpet is generally 5–8 years, but in many projects it starts being replaced on a large scale after just two or three years. The key is that cleaning frequency, choice of cleaning agents, and equipment operation are all continuously damaging the fibers. Our inspection reports show that a tufted nylon carpet, with proper maintenance, can last 8–10 years, while improper cleaning methods may cause it to be scrapped within two years.
1. How does a carpet ”age” from the root?
To understand how to maintain it, first you need to understand what a hotel carpet is actually enduring.
The wear chain of hotel carpet has three layers:

According to the GB/T 11746-2008 “Tufted Carpet” standard, the pile wear resistance of carpets in hotel public areas should be no less than50,000 cycles. But in real projects, a common situation is: the wear-resistance data is fine, yet improper maintenance makes the actual service life far below the theoretical value.
Put simply, the enemy of carpet has never been normal use — it is improper maintenance.
2. Three ”hidden killers” of daily hotel carpet maintenance”
Misconception 1: Vacuuming as a mere formality”
I’ve seen too many hotels where housekeeping just pushes the vacuum around once and calls it done. To be honest, that’s worse than not vacuuming at all. The dust load in hotel public areas is15-20 timesA 15-square-meter lobby carpet can trap enough grit every day to fill a small half cup. This grit becomes lodged at the base of the pile, and every step is a cut.
Correct approach: In high-traffic areas (lobbies, elevator lobbies, corridors), vacuum at least once a day. The vacuum cleaner must be an upright model with a roller brush.Uprightwithout a roller brush, a canister vacuum simply cannot pick up grit. The roller brush speed should not be lower than3000 revolutions/minute。
Myth 2: Cleaning agents can be used to ”wash it once and be done with it”.”
An incident at a five-star hotel banquet hall in Fujian in 2019 left a deep impression on me. The housekeeping staff used an industrial-grade alkaline cleaner to wash a wool carpet, and one month later the carpet shrinkage reached5%—the entire carpet was scrapped, causing losses of over 300,000.
Different materials have completely different tolerances to cleaning agents:

Myth 3: Soaking wash — the ”slow poison” of carpets”
Many hotels believe that ”the wetter it is washed, the cleaner it gets.” Completely wrong.
Taking hand-tufted carpets as an example, the cotton backing of this type of carpet shrinks by3%-8% when wet; improper drying can cause a ”chrysanthemum edge” — the edges shrink inward and the entire carpet becomes deformed. After washing, if it is not dried thoroughlythe remaining moisture directly causes the adhesive backing to hydrolyze and mold to grow. Once that sour, musty smell appears, it is basically beyond saving.
The industry-recommended standard is: after cleaning, the carpet’s moisture content should be controlled below 12% and the drying time should not exceed 4 hours.
3. Different Areas, Different Strategies
A hotel is a collection of many different spaces; one maintenance plan for the whole property is simply not realistic.
Lobby / elevator lobby—The hotel’s ”front face,” with the densest foot traffic; recommended to dopreventive protection:
- Lay at least3-4 metersof dust-removal mats at the entrance (this distance can intercept more than 85% of tracked-in dirt)
- Once a month, performdry foam cleaningto avoid damaging fibers
- Once every six months, performlow-moisture rotary cleaning
Guestroom corridors—an often overlooked area:
- It is recommended to do it once every two monthsdeep vacuuming + rotary cleaning
- Focus on removing the ”wall-edge dust” along both sides near the walls (areas the vacuum brush head tends to miss)
Banquet hall / multi-purpose hall—Low frequency, high load:
- After each event, it must bevacuumed
- Once every quarter, performhot water extraction cleaning(water temperature controlled at50-60℃)
- Note: What banquet hall carpets fear most ischair leg indentations; it is recommended to regularly use a steam gun to restore the pile bounce
Restaurant/Bar—Areas with a high incidence of liquid spills:
- Immediate treatmentis the best strategy. After spillswithin 30 minutesuse an extractor to treat it, and the stain setting rate drops by 90%
- Spot-treat once a week
- Carry out neutral cleaning every quarter
💡 Tip: All cleaning plans should be written into the hotel’s SOPs, and the housekeeping team should receive regular training. Many problems are not due to unwillingness to do a good job; it’s truly because people don’t know how to do it right.

Do the cost calculation: A 2,000-square-meter hotel carpet, with the purchase unit price at350 RMB/square meterfor a total investment of700,000 RMB. With proper maintenance, it can be used for 8 years, with an average annual cost of87,500 RMB. If poorly maintained and scrapped after 4 years, the average annual cost is175,000 RMB—double that.
V. 2026 Industry Trend: Green maintenance is becoming a new direction
China Hotel Association's "2025 China Hotel Industry Green Development Report" points out,67% of chain hotel groups have incorporated ”sustainable operations and maintenance” into their supplier evaluation systems. In carpet maintenance, this means low-water cleaning, biodegradable detergents, and reduced chemical residue have become mainstream requirements.
Last year, we assisted a DoubleTree by Hilton in Zhejiang to develop a maintenance plan, replacing hot water extraction withlow-temperature dry foam + CO₂ injectionprocess, reducing the water usage per cleaning from2.5L/㎡ to 0.3L/㎡, and shortening carpet drying time from 4 hours to 45 minutes. The client feedback was that not only did maintenance costs decrease, but room turnover also improved.
From the production side, Yisen Carpet’s design team is also studying ”maintainability” in advance—considering the convenience of later cleaning already at the yarn twist and pile height design stage. For example, for public areas, it is recommendedloop pile structurerather than cut pile, because grit in loop pile is easier to be sucked out, while grit in cut pile can get stuck deep at the pile root.
6. Back to the question at the beginning
How long can a carpet be used? The answer is not in procurement parameters such as yarn density or pile weight, but in how it is treated every day after it is laid.
